Roof Replacement in Bromley, Built Right Down to the Flashing

A new roof is only as good as the parts you never see. We tear off to the deck, fix what's soft, and set every drip edge, vent boot and flashing piece by hand. You get a roof that keeps water out for years.

Knowing When Replacement Beats Repair

Roofs tend to give out in pieces. Valleys, chimney edges and eaves usually go first. Once the shingles have turned brittle on every slope, a patch in one place just sends the water to the next weak spot.

Our first job is an honest answer. If a roof repair will hold for several more years, you'll hear that from us. If your roof has reached its end, we'll show you the photos that prove it.

People judge a roof by its shingles. How long it actually lasts comes down to the nails, the underlayment and the metal flashing, so that's where our crew slows down.

What Goes Into Your New Roof

Stripped down to bare wood

Every old layer comes off. Bare decking lets us check each board, and every new nail bites into sound plywood rather than into worn-out shingles.

Deck repair with photos

Our crew walks the open deck and cuts out any soft or rotted sheets before anything new goes down. You get pictures of the bad boards and the new ones that replaced them.

Ice and water barrier at eaves and valleys

Northern Kentucky winters freeze and thaw over and over, and melt water backs up under shingles at the edges and in valleys. Those areas get a self-sealing membrane. The rest of the deck gets synthetic underlayment.

All-new flashing

New step flashing along walls, new chimney flashing and new pipe boots. Reused metal that's been bent back into shape is one of the top reasons a brand-new roof leaks.

Nails placed to the maker's spec

Each shingle gets the count of nails the manufacturer calls for, set in the nailing strip and driven flush. A nail driven too deep or left high is how shingles lift off in a hard wind.

Balanced attic ventilation

We match intake at the soffits with exhaust at the ridge. That keeps summer heat from baking the shingles from below and cuts down on winter frost in the attic.

Signs Your Roof Has Reached the End

Grit piling up at the downspouts
Shingles shed some granules, especially when new. Heaps of it in the gutters mean the protective coating is wearing away.
Curled shingles on every slope
A single cracked shingle can be swapped. When the edges are cupping or splitting all over, the roof as a whole is aging out.
Water in more than one room
One stain usually points to one opening. Stains in several rooms tell us the roof is failing in many places at once.
Soft spots or a dipping roofline
A sag you can see from the street, or decking that gives underfoot, means the wood has been wet for a while. It has to be opened and replaced.
Years of stacked patches
Old repairs layered on each other can trap moisture underneath. Starting clean often costs less than paying for a new leak every season.

How Your Replacement Goes, Start to Finish

  1. 1

    Free inspection and written estimate

We climb the roof, look in the attic when there's access, and photograph what we find. Then we go over those photos with you and hand you a line-item estimate on paper.

  2. 2

    Permit and ordering

Where a permit is required, we pull it. Materials are ordered from your roof's real measurements, so we aren't running short halfway through or hauling back extra.

  3. 3

    Covering your home and yard

Before tear-off, tarps go over plants and against the siding, and the AC unit gets a plywood cover if it sits under the roof edge. We park the dumpster clear of your driveway when the lot allows.

  4. 4

    Tear-off and rebuild

We only open what we can close up the same day. The rest goes in order: wood repair, underlayment, flashing, shingles, then the ridge.

  5. 5

    Cleanup and final look

We sweep the grass, flower beds and driveway with a magnet bar to catch loose nails. All debris leaves with us, and we look over the finished roof together.

What Changes the Cost of Replacement

No two roofs price out the same, because we figure yours from its own measurements and condition. Each item sits on its own line, so nothing hides in a lump sum. If tear-off turns up bad wood, you see it before we replace it.

Square footage and pitch
More square feet means more shingles, underlayment and labor. Steeper slopes slow the crew down and call for harnesses and roof jacks.
How many old layers
Some houses have two or three layers of shingles. Each one adds tear-off labor and dump weight.
Wood under the shingles
Rotted sheathing has to be replaced, and nobody knows exactly how much until the old roof is off. That's why we list a per-sheet price on the estimate before work starts.
Chimneys, skylights and wall joints
Anywhere the roof meets something else gets flashing cut and fit by hand. The more of those spots, the more hours.
Shingle line
Standard architectural shingles cost less than heavier impact-rated ones. We'll lay out the difference in plain terms and let you pick.

Questions About Replacing Your Roof

How many days will my roof take?
Most homes are done in one to three days. A large or steep roof, or a lot of rotted wood, can stretch that. You'll have a realistic schedule from us before the first shingle comes off.
Can you lay new shingles over the old ones?
No, we don't do layovers. A second layer covers up the deck, keeps old problems in place and leaves the new shingles lumpy. Tearing off lets us fix the wood and start flat.
What if rain shows up mid-job?
We check the forecast each morning and only strip what we can cover that day. If a storm rolls in early, any open section is dried in with underlayment and tarps before the crew goes home.
Does someone need to be home?
Not really. We just need access to the roof and a clear driveway. Tear-off is loud inside the house, so a lot of people make other plans for that first day.
Will my insurance cover a new roof?
It can, if a covered event like hail or wind did the damage. We'll photograph and note what we see and walk you through the usual steps of a claim. Whether it's covered is up to your insurer and its adjuster. Our storm damage repair page has more on this.
What happens to my gutters during the work?
We work carefully along the edges and install new drip edge so water lands in the gutters, not behind them. If your gutters are sagging or rusted through, we'll point it out, and our gutters page explains your options.
